Rental Application Requirements

Thank you for your interest in a Megalithic Properties rental. Please read these requirements in full before applying. Submitting an application confirms that you have read and understood this page.

Step 1: Pre-Qualification (Before You Pay Anything)

We will confirm whether you meet our income requirement before you submit an application or pay a fee.

Step 2: Submit Your Application

Every occupant 18 years of age or older must submit a separate application and pay a separate fee.

Application fee: $80 per adult applicant. This fee is non-refundable for any reason.

The fee covers third-party screening services that bill us for each report we request. Because we are charged the moment your application is processed, the fee cannot be refunded under any circumstance — including if your application is denied, if you withdraw it, if you change your mind, or if another applicant is approved first.

All information you provide must be complete and accurate. Falsified or omitted information is grounds for immediate denial, and the fee is not refunded.

Step 3: Approval and Securing the Property

Approval alone does not reserve a property. We continue to accept and process applications until the security deposit is paid in full. If another approved applicant pays the deposit before you do, the property is theirs — regardless of who applied or was approved first.

Once the deposit is received, the property is removed from the market and we stop accepting applications.

[IF AN APPROVED APPLICANT BACKS OUT AFTER PAYING: Securing the Property

Once your application is approved, you may secure the property by paying a holding fee equal to the full security deposit amount. When we receive it, we remove the property from the market, cancel active advertising, decline other applicants, and hold the property for you until your scheduled lease signing date.

The holding fee is non-refundable if you do not move forward. If you fail to sign the lease by the agreed date, or notify us that you no longer wish to rent the property, the holding fee is retained to offset the costs we incur by taking the property off the market — including lost rental income during the hold period, renewed advertising and listing costs, and the cost of re-screening replacement applicants. You and Megalithic Properties agree that these losses are difficult to calculate precisely, and that the holding fee is a reasonable estimate of them, not a penalty.

If you do move forward, the holding fee is applied in full toward your security deposit at lease signing. It is not an additional charge.

If we do not proceed, the holding fee is refunded to you in full within 20 business days. This applies if we withdraw the property, cannot deliver it in habitable condition by the agreed date, or otherwise do not execute a lease with you for reasons outside your control.

 

Screening Criteria

Every adult applicant is evaluated on the same standards:

Income. Verifiable gross household income of at least [3x] the monthly rent, documented as described in Step 1.

Credit. we have no minimum credit score of. Open collections, judgments, or balances owed to a previous landlord may result in denial or a higher security deposit. We also do not look at student loans or medical bills on credit reports. 

Rental history. 1 months of verifiable rental history, with no eviction judgment within the past 7 years and no outstanding balance owed to a previous landlord. Applicants with no prior rental history are not automatically disqualified; enter "N/A" on the application.

Employment. Current, verifiable employment or other documented source of income.

Criminal background. A criminal background check is conducted on each applicant. Records are reviewed individually, considering the nature and severity of the offense, the time elapsed since it occurred, and evidence of rehabilitation.

Identification. A valid government-issued photo ID is required for each applicant.

Occupancy. A maximum of 2 occupants per bedroom.

Pet Policy

Pets are permitted at select properties only. Some properties do not allow pets under any circumstances. Confirm the pet policy for the specific property before applying.

Where pets are permitted:

Pet fee: $250 per pet, non-refundable

Pet rent: $25 per month, per pet

Documentation: Current vaccination records from a licensed veterinarian, required before move-in

Written approval: Required before move-in. An unauthorized pet is a lease violation.

Breed and history restrictions. Our property insurance carrier excludes coverage for certain breeds. We cannot permit any dog with a documented history of aggressive behavior, or any dog of a breed excluded by our carrier — including but not limited to German Shepherds, Pit Bulls, American Bullies, Mastiffs, and Doberman Pinschers. Mixed-breed dogs with predominant characteristics of a restricted breed are also excluded. This list may change if our carrier's requirements change.

Assistance animals. Service animals and approved emotional support animals are not pets. They are not subject to the pet fee, pet rent, or breed restrictions above. Requests for reasonable accommodation are reviewed individually in accordance with fair housing law.

Fair Housing

Megalithic Properties complies with all federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, or disability. Every applicant is evaluated using the criteria stated on this page.

If Your Application Is Denied

If your application is denied in whole or in part based on information in a consumer report, you will receive written notice identifying the consumer reporting agency that supplied the report. That agency did not make the decision to deny your application and cannot explain why the decision was made. You have the right to obtain a free copy of your report from the agency within 60 days and to dispute the accuracy or completeness of any information it contains.

These requirements may be updated at any time. The terms in effect at the time of your application apply. Specific property listings may carry additional requirements.
